Stage
1. A House Buyer's Survey to ensure the client understands the
condition of a property. A full
report provides any major or minor faults with subsequent implications.
Walls are inspected for damp and timbers and other materials
present are inspected for any deterioration. The roof and foundations
are assessed and all services are commented upon. In addition,
the report will provide a summary of the current legal status
of the property taking into account access and boundary issues,
disputes, taxes and title matters.
Stage
2. Advice through the negotiations to purchase with local searches
and checks carried out on a property prior to the private contract.
Checks
carried out personally by a qualified surveyor at the relevant
local authority to ensure the specific use of a property is registered
and that there are no local schemes that might effect a property
investment.
Stage
3. Independent legal advice from an english speaking abogado (lawyer)
on the private contract which upon signing, secures a property
and is the point when a deposit is paid. The
terms of the private contract are checked and agreed with the
seller to ensure that you are buying what you think you are buying.
Stage
4. Dedicated property consultancy advice up to and including the
signing of the escritura. There
are many issues to consider in the buying process from obtaining
the national identity numbers to making sure that the funds are
properly transferred at the signing of the escritura.
